Windsor Mill - In October 2018, an ARLS Properties affiliate acquired a shopping center that was previously anchored by a 65,000 square foot former Giant supermarket, at Milford Mill and Liberty Road in Windsor Mill, Maryland. ARLS has since been working with the local neighborhood association and government officials to redevelop the property. New tenants include Royal Farms and a Grocery Outlet. Additional space remains available for lease.

Windsor Mill, Maryland 21244

In October 2018, an ARLS Properties affiliate acquired a shopping center that was previously anchored by a 65,000 square foot former Giant supermarket, at Milford Mill and Liberty Road in Windsor Mill, Maryland. ARLS has since been working with the local neighborhood association and government officials to redevelop the property. New tenants include Royal Farms and a Grocery Outlet. Additional space remains available for lease.

James Run - In May 2021, an ARLS Properties affiliate acquired a 2.23 acre pad site at Tobin Crossing and Route 543 in Bel Air, MD. This pad site was an out parcel for a larger mixed-use development, including apartments, single-family homes, townhomes, hotel, office, and retail.  ARLS identified this site as an excellent location for a convenience store/gas station because of its close proximity to I-95, strong demographics, solid traffic counts, and correct zoning for a by-right use. It subsequently leased the property to Royal Farms, which opened in late 2022.

Bel Air, Maryland 21015

In May 2021, an ARLS Properties affiliate acquired a 2.23 acre pad site at Tobin Crossing and Route 543 in Bel Air, MD. This pad site was an out parcel for a larger mixed-use development, including apartments, single-family homes, townhomes, hotel, office, and retail. ARLS identified this site as an excellent location for a convenience store/gas station because of its close proximity to I-95, strong demographics, solid traffic counts, and correct zoning for a by-right use. It subsequently leased the property to Royal Farms, which opened in late 2022.

The large property adjacent to the ARLS Properties’ site was slated to be developed as an outlet mall, and ARLS Properties intended to develop its site with complementary retail uses. When the neighboring owner decided not to develop its site as an outlet mall (and to instead develop its site as a warehouse), ARLS Properties sold most of the site it had acquired to two high-end, regional car dealerships, a hotel developer and a self-storage company. It retained a 2-acre parcel that it subsequently leased to Royal Farms.
